Adams County - It looks as though Adams County is on pace to sell as many homes as it did last year - it may fall a little short of the 5,811 homes sold in 2005, but it should be close. The biggest thing that I notice here is that the Average Sold Price for the County has dropped almost $11,000 from 2005 and the Days on the Market has increased to 106 adding about 2 extra weeks to getting your home sold from 2005.
Compared to what happened in Adams County in November 2005, the number of sales in 2006 dropped by 82, the Average Sales Price dropped $10,164 and the Days on Market increased by 21 Days.
Arapahoe County - It looks as though Arapahoe County is going to have about 500 fewer homes sales in 2006 than it had in 2005. Overall, though, the Average Home Sale Price dropped only about $3,000 from 2005 and Days on Market increased 12 Days.
Compared to 2005, the # of Home Sales in Arapahoe County dropped by 54 in 2006. The Average Sales Price in November 2005 was $20,782 higher than 2006 and Days on Market in 2005 were 21 fewer than 2006.
Denver County - Denver County also looks to fall a little short of it's 2005 mark of 8,689 homes sold - possibly by 200-300 or so. The Average Home Price sale is actually up in Denver County by about $10,000 over 2005. The Days on Market has also seen an increase in 2006 by 15 days over 2005.
Compared to November 2005, the total # of home sales decreased in 2006 by about 150. The Average Sold Price, however, in 2006 outpaced 2005 by $35,000. The Average Days on the Market in 2006 was higher than '05 by 13 Days.
Douglas County - Douglas County also looks to fall a little short of it's 2005 # of home sales by about 500 total home sales. On a brighter note, the Average Home Sale Price is about $26,000 over 2005. Average Days on the Market has also increased in 2006 by about 2 weeks.
Compared to this time last year, there were about 140 less home sales in 2006 than 2005. 2006 did see a $29,000 increase in Average Sales Price over 2005. Days on the Market also ran higher in 2006 by about 30 days.
Elbert County - It looks like the total # of homes sold in this county will lag 2005 by about 100. The Average Home Sales Price in 2006, however, was markedly higher by $45,000. Days on the Market also increased in 2006 by 28 days over 2005.
In November 2005, there were 5 more sales than 2006. Average Home Sales Price in 2006 was $35,000 over 2005. And, the Average Days on the Market in 2006 doubled the 2005 number from 83 to 166.
Jefferson County - It looks like the total # of Sales in 2006 will lag 2005 by about 800. The Average Sales Price in 2006 is about $10,000 higher than 2005. Average Days on the Market were also up in 2006 by 12 days over 2005.
November 2005 total home sales were 143 higher than 2006. The Average Homes Sales Price in November 2006 was about $13,000 higher than 2005. The Average Days on the Market in 2006 was also higher than 2005 by 13 days.
